these figures are rules of thumb, and there are always exceptions.
When can you start?
We are usually prepared to begin work within one month of receiving a building
permit. Permit approval for smaller projects can sometimes be obtained in a
matter of days or weeks. Permit approvals for larger and more complex projects
can take up to several months. The length of this process may also be
contingent upon the city, town, or county in which the project will take place.
Can I use my own architect?
Absolutely. Although we offer professional architectural and engineering
services, we will gladly work with an architect (and/or interior designer) of
your choice.
Is Brooks Design-Build Corp. licensed and insured?
Yes, we
are licensed in all of the cities, towns, and counties in which we work. Our
insurer is United Fire and Casualty and we carry a $2 million aggregate policy.
We will gladly provide our clients with a copy of this insurance certificate
upon request. We also carry Worker's Compensation Insurance on our employees
through Pinnacol Insurance.
Does Brooks Design-Build Corp. charge for estimates?
Our
initial consultation is free of charge. At this meeting, we will discuss your
remodeling needs and how we can help you make them a reality. We can usually
provide you with a price range from this conversation. However, we do charge
for our design work, which is almost always required before we can provide you
with an accurate project cost.

Does Brooks Design-Build Corp. do insurance work?
We do
not. However, we will be happy to refer you a reliable disaster restoration
company.
Do I have to plan for any costs beyond the contract price?
Historically, our clients spend approximately 10% more than their original
contract price. This is usually due to upgrades and/or additional work
specifically requested by our client.
Are permits paid by Brooks Design-Build Corp?
Yes,
this is part of the contract price.
Can Brooks Design-Build Corp. provide references?
We are
happy to provide you with a complete list of our Clients for the past five
years.
Does Brooks Design-Build Corp. offer decorating services?
We do
not currently have an Interior Designer on staff. However, we do work with
several local Interior Designers on a regular basis, and we will be happy to
refer you and/or incorporate their services into our scope of work. Many times
these designers will work directly with our firm and become an integral part of
the remodeling process.
How do I select the best materials and products for my new
space?
We will
provide you with a detailed list of all of the materials you will need to
select, along with a list of our preferred vendors. We will also be glad to
accompany you to the showrooms as needed.
How long will my remodel take? Can it be done by a
specific date?
The
length of construction varies significantly with the size and scope of your
project. We will provide you with a detailed timeline and update it throughout
the project as needed. We will commit to a guaranteed completion date, which
will be specified in our contract.
Do I have to move out of my house during the construction
process?
Some of
our clients stay in their home during the remodeling process. We are aware of
the stress this can cause and make every effort to create a functional space for
you at the end of each day. If we are remodeling a large percentage of your
house or building an addition, you may find the process to be less stressful if
you stay with a friend or family member. However, if this is not an attractive
or viable option for you, we make every effort to manage that with you.
How does Brooks Design-Build Corp. handle the mess of
construction?
We go to
great lengths to protect your home from the space being remodeled. We put up
plastic partitions, lay down clean tarps, ventilate the area well, and leave the
workspace and traffic areas swept each day. At the end of the project, we will
have the newly remodeled space thoroughly cleaned.
Where will Brooks Design-Build Corp. store the materials
used for my remodel?
Materials are stored in a designated area on your property, determined between
you and your Project Manager.
Does Brooks Design-Build Corp. provide a warranty?
We
provide a lifetime warranty on craftsmanship. We also provide a full 1-year
warranty on all other work we perform. You will also receive various
manufacturers’ warranties (which may or may not last longer than 1 year) on the
products which we have purchased and installed.
